Senior Retail Asset Manager

• Direct day-to-day operations, including oversight of asset management in the regions and
tenant relations activities in support of short and long term objectives.
• On-time accurate reporting is essential
• Monitor regional financial reports including rental income, improvement expenditures and
overall operating expenses.
• Monitor and evaluate current administrative systems for accuracy and communication of
necessary data to various departments.
• Produce asset management analysis for presentation to senior management or
prospective partners.
• Assist in the development of responsive and flexible leasing strategies that take maximum
advantage of changing market conditions and reviewing, negotiating discounts.
• Supervise, direct, coach and counsel Regional Hubs Managers
• Provide day-to-day direction of company policy, procedures and operations including cost
estimates; ensure that regional hubs are on schedule and within approved budgets.
• Develop a working knowledge of assigned territory creating a development strategy that
optimizes market coverage taking into account existing centers performance, competition,
trade patterns and all future development opportunities.
• Work with Concept Development team to assist in the development of a strategic,
reasonable and attainable site approval plan within assigned territory for each year.
• Maintain a positive rapport with anchor tenants, landlords and brokers.
• Provide strategic direction on viability of reinvestment/re-imaging/relocation decisions
within territory and shopping centers
• planning, space planning/standards and administrative services.
• Conduct regular, periodic sites visits to each center with the region to review conditions
and assess the effectiveness of management and maintenance programs.

• fluent English is a strict requirement
• strong academic qualifications; knowledge of/experience in financial reporting,
• knowledge of valuation and auditing of investments including ability to interpret financial
statements and perform management accounting
• excellent analytical and financial skills;
• desire to focus on real estate asset management
• previous commercial real estate experience in negotiations is essential

Junior Project Manager with a leading international development group

The project manager will be responsible for the monitoring the coordination, implementation, execution, control and completion of construction projects and CAPEX works. In addition, will interact with Project Director, on a daily/weekly basis, to ensure the success of project from start to completion.

  1. Coordination of many buildings projects within existing portfolio and CAPEX works.
  1. Coordination of finishing work for new clients
  1. Managing and coordinating a team of consultants and contractors.
  1. Travelling within projects when required.
  1. Timely delivery of reports on the state work.
  1. Managing a feasibility study and organising competitive tenders
  1. Coordinating the progress and quality control on projects under management.
  1. Knowledge of costing process.
  1. Working closely with customers and service suppliers ensuring effective and proactive management of company properties.
  1. Coordination and responsibility for managing and monitoring the performance of the external Facilities Management supplier(s) in order to ensure optimal service to Company including:
  • level of the costs,
  • complying with the regulations and Company standards.
  1. Ensuring that supplier invoicing is completed correctly and on time, and aligned with company standards and format/coding requirements.
  1. Budgeting, sourcing, structuring and coordinating contracts with external service providers to ensure that a uniform management service is provided across all sites.
  1. Arranging and coordinating building maintenance in accordance with the terms of each lease in conjunction with t he preferred contractor.
  1. Negotiating and managing third party contracts
  1. Ensuring that both company and the tenant comply with statutory requirements relating to property management in coordination with Property Manager.
  1. Regular at least on the quarterly basis inspections of properties including:

–     general  overview  of  the  outside  areas  (roads,  truck  courts,  parking,  green  areas,

fences) and the roof,

–    checking of all documentation (as-built docs completeness, inspection of the tenants where any issues were reported either by P M or tenant.

  1. Dealing, when required, with handover inspections and “make ready” activities.
  1. Dealing with customer applications for consent for alterations etc. i n accordance with Company policy.
  1. Ensuring accurate documentation of relevant documents, permits and correspondence.
  1. Provide feedback to the Teams to optimize future property design from a maintenance perspective.
  1. Project Management of small repair and construction projects, including:
  • arranging of the tenders,
  • budgeting,
  • managing of the works ,
  • handing over of the works.

Managing issues arising from tenant snagging list and warranty repairs.

  • Fluency in English is essential
  • 3+ years in project management from the client/investment side
  • Experience on MS Project is desirable
